Shopping centres might do that or offer other incentives maybe like paying for advertising costs or something. If the shops are owned independently then it’s a bit harder because they need to cooperate.
- Comment on Grim note in Contessa Balmain window shows why Sydney is broken 1 year ago:
Rent is definitely a factor along with interest rates but the article talks about it “The key reason why is to do with how retail properties are valued, which comes down to what the asking rent on the property.”.
The issue is that if you were getting 1000/wk and then the tenant left you now have a temporarily vacant property if you lower the rent and get someone back in at 600/wk now your property valuation is 40% less which matters a lot for loans.
It’s also worth noting that commercial leases are often much longer so they might be waiting for a rebound in the market before renting it out.

Hadn’t read the actual letter. It would be interesting to know what the specific request they have is.
- Comment on Europe gives Elon Musk 24 hours to respond about Israel-Hamas war misinformation and violence on X 1 year ago:
“Thierry Breton, the European commissioner for the internal market, said in a letter addressed to Musk on Tuesday that his office has “indications” that groups are spreading misinformation and “violent and terrorist” content on X, and urged the billionaire to respond within a 24-hour period.”
Sounds like it’s just a strongly worded letter.

These guys could have just bottled tap water with some standard treatment and would have been fine.
- Comment on Toyota Will Adopt Tesla-Style Cast Bodies That Might Be Impossible to Fix 1 year ago:
I think point is without the cast body section you could just replace broken parts which may be significantly less. In practice though I don’t think it matters that much. Small accidents hopefully don’t damage the frame and if they do it’s often a bit dubious repairing it.

There are slot limits that regulate that. This is just a policy to benefit domestic airlines while encouraging flights to airports other than Sydney and Melbourne.

- Comment on The people eligible for ‘affordable’ homes can’t actually afford the homes 1 year ago:
The one good thing about these policies is they are bypassing a lot of council regulations to increase supply but the “affordable” rentals are probably pretty marginal benefit and it’s likely just low income kids who’s parents are supporting them.

The rate is announced before it’s applied. You just need to make a volentary payment before June 1 next year.
- Comment on Anyone else who was blind-sided by the HECS/HELP interest rate changes? 1 year ago:
You’re at bit late at preemptively paying it off to avoid the 7%. Wait until the next rate is released (~March 2024) and then decide.
- Comment on Fact-checking for the "No" referendum pamphlet was not compulsory 1 year ago:
Sorry I was referring to this bit “The referendum amendment clearly says parliament will have the power to make laws with “respect to matters relating to the Aboriginal and Torres Strait Islander Voice, including its composition, functions, powers and procedures””. It would be up to the high court to interpret what that means. I think that’s what OP was referring to when saying that High Court interprets constitutional legislation.
- Comment on Could a tax against empty homes help end Australia's housing crisis? 1 year ago:
As bad as privatising land registries as it’s not like the 6% stamp duty you pay is going to the land registry. There’s probably a nominal fee that these land registries are getting on each lookup and transfer.
- Comment on Fact-checking for the "No" referendum pamphlet was not compulsory 1 year ago:
Is the Voice not (or will be) constitutional legislation? I do agree that it largely hands over the powers to the parliament but there is a caveat that they can rule on what it means for them to be able to make representations to parliament.
- Comment on Could a tax against empty homes help end Australia's housing crisis? 1 year ago:
Yeah that single tax movement has been around since the 1880s. Replacing all other taxes is maybe a bit extreme but pretty much all economists suggest increasing land taxes including our own Henry Tax review.
However, completely retarded in the digital age. Productivity does not require land anymore.
If this was the case land wouldn’t make up the majority of “wealth” and we wouldn’t be having a housing crisis.
- Comment on Could a tax against empty homes help end Australia's housing crisis? 1 year ago:
I mean like do you have an alternative to taxes?
- Comment on Could a tax against empty homes help end Australia's housing crisis? 1 year ago:
Outside of holiday towns I don’t think AirBNB is actually an issue it’s such a small percentage of properties that it’s really just marginal. Arguably they get a small subsidy for paying residential rates but most the time it’s an apartment that gets the minimum rate so effectively a hotel is paying less.
In holiday towns it’s similar but arguably they cause more dramatic spikes in rent but overall it should be similar. Tourists are also generating a lot of revenue and jobs so would you rather low rent but no jobs or higher rent but a competitive job market?
