Reps: Sales on fire at another Buckhead condominium tower Josh GreenThu, 09/10/2026 - 08:58The third time appears to be a charm for a Florida-based developer that’s accounted for a significant portion of Atlanta’s new, for-sale condo product since the COVID-19 pandemic. Kolter Urban reports this week its third Buckhead high-rise venture, Elyse Buckhead, has notched more than $100 million in sales less than a year after condos at the 102 West Paces Ferry Road project started coming to market. The company’s previous two Buckhead developments—Graydon (22 stories) and sister project Dillon Buckhead (18 stories), both standing along Peachtree Road—were nearly sold out prior to opening. The 20-story Elyse project officially broke ground in April (its crane went up in July) next door to the St. Regis Atlanta hotel, a block from Buckhead Village. Its 194 condos have started around $1 million since sales kicked off. Courtesy of Kolter UrbanNew-construction condo living in central Buckhead remains a “rare opportunity,” as reflected in recent sales momentum, said Anne Schwall, senior vice president of developer advisory group at Atlanta Fine Homes Sotheby’s International Realty. “Buyers at this level are thoughtful and highly selective,” added Schwall in a statement, “so the pace of activity at Elyse Buckhead speaks to the strength of the offering.”Condo options at Elyse Buckhead start right now at $992,000, which buys a 1,436-square-foot unit with one bedroom and two bathrooms. The priciest offering at the moment is a 4,032-square-foot sprawler on the penthouse-level 20th floor, with three bedrooms, five bathrooms, ceiling heights up to 12 feet, and three terraces facing every direction but north. That condo—the largest floorplan in the building—is asking just shy of $6.8 million. The Elyse condo tower, as designed by Rule Joy Trammel + Rubio architects, will include about 63,000 square feet of indoor and outdoor amenities. Perks that appear to be working for such discerning buyers include an elevated terrace, designed as a central gathering place, with a cabana-laden pool, outdoor lounges, an open-air kitchen, fire pit, and landscaped zones. Elyse Buckhead/Kolter UrbanThe Elyse location was formerly the longtime home of a small shopping center called Buckhead Plaza. Kolter Urban closed last year on the 3.3-acre site for $38 million. Elyse Buckhead’s delivery is scheduled for the fourth quarter of 2028 and first quarter of 2029, project reps have told Urbanize Atlanta. As with Kolter Urban’s other projects in the city, no retail is planned. A fourth condo high-rise venture near Piedmont Park in Midtown is in planning stages now. Dubbed “Fourteen Park,” that’s scheduled to begin development late this year, per Kolter Urban. The full development team was revealed last week.
